Kane & Kendall County

Montgomery, IL House Painting & Home Improvement

Montgomery is split between Kane and Kendall counties, which tells you something about how fast it grew. The Fox River runs through the middle of it, Route 31 follows the water and US 30 cuts across the south end. Down by the river the old village core still has modest frame houses on narrow lots. West of Orchard Road, the subdivisions are a generation newer and built to a different scale.

Small older houses reward careful work more than big budgets. Tight rooms, original woodwork and one bathroom mean every detail shows, so prep and cut lines matter more than speed. On the newer side the jobs are larger in area and simpler in kind: whole-house interior repainting, flooring through the main level, a kitchen or bath brought up to date. Both start with a free estimate and a written scope.

What the work usually involves in Montgomery

Local housing stock decides what a project really needs. Here is what we plan for in this area.
  • Old Village-Core Woodwork

The small frame houses near the river have been painted many times over, often in layers that no longer hold together. Sound preparation there means scraping back to a stable edge, feathering it so the wall does not look lumpy, and priming all the bare wood. Window sashes and porch floors usually need the most attention.

  • Caulk Joints and Driven Rain

Open ground along the river valley gives this stretch more wind than you would expect, and it drives rain at the west and south walls. Caulk gives up at the window flanges first, and then water is into the sheathing. We seal those joints as part of exterior painting rather than leaving them for somebody later.

  • Tall Subdivision Exteriors

The newer homes west of the river stand tall, with second-story gables, tight side yards and plenty of dormer trim. Reaching all of it safely is most of the planning. We stage ladders and lifts where the ground allows, spray and back-brush the large fields, and hand-cut the trim so the lines stay crisp.

FAQ

Montgomery questions

More answers on the FAQ page.

Yes, the Kane side and the Kendall side. The town’s boundary does not change how we work, although the houses do. The older core near the water needs more carpentry and more preparation, and the newer subdivisions need more surface area covered. We look at the house in front of us, not the county line, when we price it.
