Painting & Home Improvement in Elgin, IL

The Fox River splits Elgin in two, and the streets climb away from it on both banks. Up on those hills sits the historic district: big frame houses from the late 1800s and early 1900s with deep porches, bay windows and three or four colors of trim. West toward Randall Road the houses are thirty years old instead of a hundred. It is a straight run north from Bolingbrook on Route 59.

A house in the old district is a painting job measured in prep: scraping, spot priming, re-glazing sash, replacing the odd rotten length of trim, then cutting in the accent colors by hand. Elevations open to the river valley take the weather hardest. The west-side subdivisions are a different job, with siding, soffit and garage doors on their second repaint. Both start with a walk around and a free estimate.

Elgin homes

What the work usually involves in Elgin

Local housing stock decides what a project really needs. Here is what we plan for in this area.
  • Multi-color trim schemes

Older Elgin houses were designed for more than one color: body, trim, sash and an accent on the brackets or porch detail. Getting that right is brushwork and patience, not speed. We talk the scheme through before we start, because the line between two colors on a bay window is what people actually see.

  • River valley moisture

Damp air off the Fox and hard freeze-thaw cycles are tough on lower siding, porch floors and the bottoms of columns. Those areas need drying out, priming and sealing before coating, and a finish that can take standing moisture. Paint applied over damp wood here will not last a season.

  • Tall rooms and plaster

Interiors in the historic district have nine-foot ceilings, tall windows, plaster walls and radiators that cannot be moved. Repainting means scaffolding or stilts, patching hairline cracks properly, and cutting around fixtures nobody wants disturbed. Flooring and drywall work in the same rooms is easier handled by one crew.

FAQ

Elgin questions

By hand, and with a plan. Brackets, spindles, sash and casings get prepped individually, then brushed, so the profiles stay crisp and the color lines stay sharp. We agree the scheme and where each color stops before starting, which avoids repainting a porch twice because a boundary was in the wrong place.
